This timeshare sold for $34,000 by Marriott when we purchased it. All prices are in US dollars. Marriott has changed to a vacation points system but still honors these timeshare deeded weeks. Interval Internation is used to trade these valuable weeks for timeshares all over the world! Honolulu's airport is a major destination and WestJet has incredibly cheap flights between Vancouver and Honolulu!
Ko Olina is on the sunny, dry side of Oahu. This deluxe villa features: 2 bedroom/2 bath suite (1280 SF), separate living-dining room, oversized Jacuzzi tub & sitting area in master suite, fully equipped kitchen, 1 king & 1 queen beds, 2 queen sofa beds (sleeps up to eight persons), 2 private lanai, in-suite wash/dryer, 3 TVs/VCR/DVD, outdoor grilling areas, free high speed wireless internet, free parking, free domestic USA phone calls, and no hotel tax. This villa is listed as an island or mountain view may have either a garden, golf course, pool, mountain or harbor view at Ko Olina. If you buy from me, I will tell you a way to get a nice partial ocean view.
Hotels in Waikiki or Honolulu typically charge nightly prices of $250 for just a regular hotel room, plus $20+/day parking, plus a 14% local tax. Marriott's website usually charges a non-refundabler rental rate of $438 per night for this villa plus 14% tax ($61) plus $30/day parking! The maintenance fee of $1,716.74 means you pay essentially $245/night and get a deluxe 2 BR/2 BA suite for a week. As an owner, you get FREE PARKING and pay NO HOTEL TAX!!
Checkout is at 10am but you can store your bags and enjoy the resort all day with Marriott's free Linger Longer Program. One can check their bags with the bell desk, receive a key to the poolside shower facility and use the guest lounges with TV's and WiFi. It is like having one extra vacation day before heading home!
First year's use will be 2013 with a great week already reserved (Jan 20-27 or Feb 16-23, 2013). Upon sale, the buyer will be emailed a sales contract which must be signed and returned within 2 days (via scan/email or fax). The buyer is responsible for all closing costs and transfer fees but may use the escrow/closing company of their choice, subject to seller's approval. If the buyer has no preference, the seller's preferred closing company is: Express Timeshare Closings (ETC). Once the escrow/closing company has been chosen they will process the required $1,000 deposit.
ETC's Estimated Closing Costs: $95.00 - Marriott ROFR Waiver fee, $25.00 - Marriott transfer fee, $400.00 - ETC (Hawaii), $12.00 - recording fees
Optional ETC Services: $25.00 - Resort Estoppel (resort statement of status of fees, unit and usage), $250.00 - Title Insurance
