For anyone looking at new builds - visit the site at different times and weather. Some areas flood in spring, some have awful drainage. Ask the neighbors, they'll tell you everything the builder won't.
That said, lOL this thread got real fast. But seriously, valid points all around. Calgary is what you make of it.

Having lived here for a while, property taxes in Calgary are definitely going up but honestly they're still way better than what my friends pay in Toronto or Vancouver. And no land transfer tax in Alberta which saved us thousands.
