So excited about this - We moved from Inglewood to Edgemont last year and it was the best decision. Quieter, more green space, and our property taxes are actually lower.

My recommendation: spend a weekend in Pine Creek before buying. Walk around, check out the local shops, talk to people. You'll get a feel for whether it's your vibe pretty quickly.

Sundance is a great choice! We've been here for 10 years. The walkability is good, tons of local shops, and the community association is really active.

One more thing - shout out to everyone in this thread. This is what a real community forum should be - people actually helping each other out. :)

Cheers!

If you're looking for value, the NE communities like Taradale and Martindale are actually really nice and way more affordable. Don't let the stereotypes fool you.

The sense of community in Beltline is something special.
Just a heads up about Huntington Hills - the new development is bringing in a lot of traffic. Still a great area but something to consider if you're on the main roads.

Cheers!

If walkability is your priority, you really can't beat the inner city neighborhoods like Kensington, Beltline, or Mission. Everything you need is within walking distance.

Good luck!

I'd recommend driving through Lincoln Park at different times of day before you commit. Traffic patterns and noise levels can vary a lot between morning and evening.

Hope that helps.

We're in East Village and honestly the only downside is the commute to downtown. But if you work from home or work in the south, it's absolutely perfect.

I'd recommend driving through Signal Hill at different times of day before you commit. Traffic patterns and noise levels can vary a lot between morning and evening.
