This is super helpful, thanks for sharing. I've been wondering about this exact thing. Anyone else have a similar experience?

Good luck!

We bought our place in Forest Lawn back in 2020 and the value has gone up about 30% since then. Calgary real estate has been solid for us. I keep an eye on things through CalgaryPrices for the market trends.

Hope that helps.

I'd recommend talking to at least 3 different mortgage brokers. The rate difference between them can be significant and it adds up over 25 years.

We sold our place in Shaganappi last month and it went in 4 days.
As a huge hockey fan, the market right now is competitive but not insane like Toronto or Vancouver. You can still get a nice detached home under $600K in a good neighborhood if you're willing to look at Montgomery or Sunnyside.

That said, my two cents - the biggest adjustment when moving to Calgary is the dryness. Invest in a good humidifier and moisturizer. Your skin will thank you.

Cheers!

For anyone looking at new builds - visit the site at different times and weather. Some areas flood in spring, some have awful drainage. Ask the neighbors, they'll tell you everything the builder won't.

Cheers!

Hmm, I'm not so sure about that. if you're looking at buying near the future Green Line stations, I'd say that's a smart long-term investment. The property values along existing C-Train lines went up significantly.

The secondary suite market in Calgary is really strong. We have a legal basement suite in Montgomery and the rental income covers a big chunk of our mortgage. Worth the investment for sure.

Hope that helps.

I've been using CalgaryPrices to track the market trends. Really useful for seeing how different neighborhoods are performing over time.
