If you want authentic Vietnamese, head to the NE along International Avenue. Ol Beautiful Brewing is our go-to but there are honestly like 20 great spots within a few blocks.

I looked at both Lynnwood and Elbow Park before settling on Sunnyside. The school district was the deciding factor for us. No regrets at all.
